Upstate Commercial Roofing Project
Commercial properties in Loomis, CA, featuring expansive flat or low-slope architectural layouts require heavy-duty roofing solutions capable of withstanding intense summer heat and winter runoff without disrupting business operations. Upstate Roofing recently completed a comprehensive commercial roof installation for a local facility, upgrading a failing flat roof to a premium, energy-efficient Fully Adhered 60-Mil TPO system. This extensive renovation required deep structural interventions to correct hidden moisture damage. Throughout the project, our team maintained rigorous safety protocols and prioritized a full job site cleanup, ensuring the commercial property remained protected, operational, and immaculate from tear-off to final inspection.
Project Challenges
The true scope of this commercial project was revealed immediately after the initial tear-off. Upon removing the old roofing membrane, we discovered a massive void of severe dry rot that had eaten completely through the decking and compromised the underlying framing. Large sections of the roof structure were deteriorated, leaving wide-open joist bays filled with rotted wood debris and degraded insulation. Safely navigating a commercial roof deck with missing structural bays required extreme caution, strict worker safety compliance, and highly controlled debris management to prevent interior damage to the facility and avoid disrupting the business operations below.
Our Solution
Upstate Roofing prioritizes worker safety and structural integrity above all else. With our crew operating under strict safety guidelines, we began by carefully cutting back the rotted decking to expose the compromised framing. Using heavy-duty shop vacuums, our technicians meticulously cleared all wood debris and dust from the open joist bays to prepare a clean workspace. We then executed precise woodwork and dry rot repairs, sistering new lumber to the damaged rafters and installing fresh, code-compliant OSB decking to completely restore the roof's structural foundation.
Once the deck was solid, we installed high-performance rigid insulation and rolled out a self-adhered vapor retarder. To finalize the system, we applied a Fully Adhered 60-Mil TPO roofing membrane. This flexible, environmentally friendly membrane offers enhanced resistance to tears, punctures, and building movement. We heat-welded every seam and flashed the parapet walls to ensure long-term waterproofing performance across the entire commercial facility.

To deliver a permanent, watertight, and code-compliant commercial flat roof, our team executed the following comprehensive services:
- Removal of Existing Roofing System: Removed the existing roofing membrane, flashings, insulation, and related components, disposing of all debris in accordance with local regulations and CalEPA requirements.
- Woodwork (Dry Rot Repair): Removed and replaced deteriorated and dry-rotted wood decking, rafters, and commercial roof framing using new lumber matching existing construction to provide a solid, code-compliant substrate.
- Decking Inspection & Repairs: Inspected all roof decking for rot and structural deficiencies, replacing damaged sections to support commercial HVAC and rooftop equipment.
- Insulation & Cover Board Installation: Installed approved rigid insulation to meet California Title 24 energy requirements and added a cover board for a smooth, durable surface.
- Cool Roof Compliance: Installed CRRC-rated cool roof materials to fully comply with California Title 24 energy standards for commercial buildings.
- Fully Adhered 60 MIL TPO Roofing System Installation: Applied a new 60 MIL single-ply TPO membrane using manufacturer-approved bonding adhesive for maximum wind uplift performance and a smooth appearance.
- Heat-Welded Seams & Flashing Details: Heat-welded all seams, penetrations, parapets, and roof edges using approved TPO accessories to create a superior watertight seal.
- Edge Metal & Termination: Installed new edge metal, drip edge, and termination bars for proper wind resistance and waterproofing.
- Final Inspection & Cleanup: Performed a final quality-control inspection and completed a full job site cleanup, removing all debris upon completion.

The Loomis commercial facility is now protected by a flawless, bright white TPO roofing system that delivers excellent long-term performance at a cost-effective price. The highly reflective and UV-resistant membrane significantly improves the building's energy efficiency, reducing heat absorption and easily meeting California Title 24 Cool Roof standards. The severe dry rot has been completely eradicated, leaving the facility structurally sound. Concluding the project with a rigorous final inspection and full job site cleanup, Upstate Roofing left the business owner with a pristine property and a high-performance commercial flat roof built to last for decades.
