Upstate Commercial Roofing Project
Project Challenges
Commercial roof replacements require a balance of surgical precision, strict safety enforcement, and minimal logistical disruption. For this project, the team was tasked with a comprehensive, full-system tear-off while keeping a live commercial facility fully operational and safe.
The primary challenges of this scope included:
- Complete System Tear-Down: Safely removing the existing 1" EPDM roofing membrane and associated cover board across all field and perimeter areas directly down to the bare wood deck.
- Intricate Component Removal: Detaching and disposing of all localized roofing components—including wall flashings, vertical terminations, scuppers, drainage systems, and metal coping/edge metal—without damaging the underlying structure.
- Logistics & Site Management: Coordinating site access, material staging, and heavy debris loading in a tight commercial layout, all while maintaining a pristine, organized job site to ensure zero disruption to daily business workflows.
- Rigorous Safety Standards: Enforcing strict jobsite safety protocols and managing specialized safety equipment to protect both the roofing crew and facility occupants during high-risk removal phases.
Our Solution
To overcome the complexities of a complete system tear-off on an active commercial facility, Upstate Roofing engineered a highly coordinated, phased execution strategy. The solution focused on rapid, systematic demolition paired with immediate structural protection and meticulous site management.
1. Phased Tear-Off & Immediate Deck Protection
Rather than exposing the entire structure at once, Upstate Roofing executed the removal of the 1" EPDM membrane, cover board, and localized components in controlled, manageable sections. This method ensured that the exposed wood deck was never left vulnerable to the elements. As old materials were stripped away, crews immediately prepared the substrate for the new, modernized roofing system.
2. Precision Component Demolition & Prep
Upstate Roofing’s skilled technicians systematically detached all perimeter and drainage elements. Wall flashings, vertical terminations, scuppers, and metal coping systems were carefully removed down to the bare structure. This thorough stripping allowed the team to completely eliminate old, degraded sealants and create a clean, flawless foundation for the new waterproofing and drainage infrastructure.
3. Advanced Logistics & Minimal Disruption
Recognizing the logistical challenges of a busy commercial environment, Upstate Roofing carefully coordinated site access and material staging areas prior to kickoff. Heavy debris from the EPDM removal was loaded directly into designated, secure containment units and lawfully disposed of offsite. By streamlining the workflow and positioning staging areas away from high-traffic zones, daily business operations at the facility continued without interruption.
4. Comprehensive Safety & Site Cleanliness Protocols
Safety was integrated into every hour of the project. Upstate Roofing provided and enforced the use of specialized safety equipment, including perimeter fall protection and personal fall arrest systems (PFAS). Concurrently, a strict "clean site" protocol was maintained, with continuous debris mitigation throughout the day to ensure a hazard-free environment for both the roofing crew and facility occupants.
