Upgrading this commercial facility presented several logistical and safety challenges. The primary obstacle was the extraction of the existing multi-layered BUR (Built-up Roof). Removing a built-up roof generates a massive volume of dense, heavy debris, which needed to be carefully managed to prevent disruption to the business operations below and the surrounding parking areas. Additionally, the expansive flat roof featured multiple HVAC units, skylights, and low parapet walls that required precise navigation by our crew. Because the building sits near busy access points, maintaining strict worker safety at the roof's edge and preventing dangerous debris from littering the grounds was absolutely critical to the project's success.

Our Solution

Upstate Roofing approached this project with a strict focus on safety, efficiency, and comprehensive debris management. Before any tear-off began, our crew established a highly visible safety perimeter along the roof's unprotected edges, utilizing bright orange cones and red caution pennant lines to clearly delineate the safe work zone for our technicians.

With the safety perimeter secured, we executed a meticulous tear-off of the heavy BUR layer, exposing the underlying plywood decking to ensure a solid, rot-free foundation. To manage the massive amount of waste, our turnkey service included the continuous loading and hauling of all old materials directly to an approved legal disposal facility. We never leave unsightly or dangerous piles of trash sitting on a commercial property.

Once the deck was fully prepped and swept clean, our certified technicians installed the new 1 Layer TPO system, custom-fitting the membrane around all rooftop HVAC units and parapets for a seamless, watertight seal. To guarantee the property was left immaculate and safe for customers and employees, our crew cleaned the work area daily and performed a final, highly thorough magnetic sweep to capture any stray nails or metal fasteners from the parking lot and walkways.

The commercial facility is now protected by a state-of-the-art, energy-efficient TPO roofing system that will actively lower the building's summer cooling costs and protect its assets year-round.
